I am what I (half) jokingly call a “pre-retired” commercial loan broker. In the latter half of 2007, I was beginning to make plans to retire when the mortgage and credit markets started falling apart. I discovered a silver lining in this when I realized that the upside of crisis is opportunity.
I realized that people would still want to - or need to - buy and sell properties, so there would still be a need for commercial financing. Specifically, financing that banks would no longer be willing or able to offer, but financing that people could still rely on in these uncertain times. And with that in mind, I have maintained and enhanced my relationships from over the years with the wholesale lending sources that would enable me to help prospective borrowers under these market conditions.
Those sources include the largest commercial net branch operation/correspondent lender in the country. I also work closely with a wholesale lender whose principal owner is the most experienced authority in HUD loans that I have met in all the years I’ve been in this business. And - to cover all the bases - I have an excellent source for “outside the box” conventional (non-government) loans, as well.
If, with all the expert help of my wholesale lending sources, we can’t find financing for your commercial deal, I’d venture to say that, with all due respect, it might just not be a “do-able” deal in this market.
